STATEMENT OF RENTAL POLICY FOR CORONADO NORTH

We are an equal opportunity housing provider. We fully comply with the federal Fair Housing Act and all state and local fair housing laws

Apartment availability policy. Apartments become available when they are ready to rent. A vacant apartment will not be deemed available until it has been cleaned, repainted, and repaired for a new resident. We update our list of available apartments as each apartment becomes available.

Occupancy guidelines at time of move-in or lease renewal. To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in an apartment. In determining these restrictions, we adhere to all applicable fair-housing laws.

One family per apartment with the persons per-bedroom ratios below being met:

1 bedroom------ 2 people + infant(s) under one year
2 bedroom------ 4 people + infant(s) under one year

Roommates must be 18 or older with the persons per bedroom ratios below being met:

1 bedroom------- 1 or 2 roommates
2 bedroom------- 2 roommates

Application process. Please submit a rental application and answer all questions on the application. You must pay the non refundable application fee and application deposit. The application will be screened by an independent credit screening company. They will check your credit report, criminal history, employment, and rental references to confirm the rental criteria is met. Once approved, you will be notified within a few days.

Rental Criteria To qualify for an apartment, you must meet the following criteria:

  1. Income. Your monthly income must be 3 times the amount of the monthly rent and for roommates each one must make 2 times the amount of the monthly rent. You must be able to prove at least one year of employment. If you are unemployed, you must provide proof of income.

  2. Rental History. Satisfactory rental references are required for at least 1 year and no rental related debts for past year. Prospective residents with satisfactory rental history but poor credit can be approved with a double deposit. Prospective residents with no credit but having satisfactory rental history for 1 year and meeting income guidelines, can be approved.

  3. Credit History. Information will be verified via the credit bureau. Prospective residents with current bankruptcy within the past year can be approved with a double deposit.

  4. Criminal History. No prospective resident or their occupants will be approved if any of the following apply:

    1. A felony or misdemeanor conviction for crimes or acts of violence against persons, property, or for drug related or prostitution acts within the last five (5) years. After five (5) years an applicant would be considered but no guarantee approval.

    2. Any outstanding warrants for arrest for crimes or acts of violence against persons, property, or for drug related or prostitution acts.

    3. Any conviction for a sexual offense

    4. Two DWI's within the last twelve (12) months

  5. Guarantors. (Immediate family only) Coronado North Apartments will accept a guarantor for 1st time renters and full time students. The guarantor must pass the same application and screening process that prospective residents must pass.
